MAINTENANCE - Tech I
BASIC FUNCTION:
Provides exceptional service to all guests and potential guests by assisting them in a friendly, efficient,
courteous and professional manner. Maintains the physical hotel property and grounds. Performs necessary
repairs and preventive maintenance tasks in a manner responsive to guest satisfaction and to preservation of
Company assets in a safe, cost- effective manner. Occasionally responsible for routine custodial duties as
required or assigned.
JOB DUTIES:
1. Has a +1 Service Attitude; immediately and courteously responds to guests needs to repair and
/ or resolve room maintenance requests and problems as they arise. Communicates with
guests to resolve maintenance issues.
2. Completes assigned repair orders for general repair within allotted time frame; follows the
L.A.F.F. procedure. Prioritizes work day by always placing guest impact and safety items first.
Immediately communicates any expected delays in completing items to the Manger on Duty.
3. Participates in the Preventive Maintenance Program for rooms. Complete all necessary
reporting and documentation as required.
4. Reviews and updates Out of Order rooms daily in computer system. Meets daily with Manager
on Duty and Executive Housekeeper / Rooms Manager to communicate status of any Out of
Order rooms.
5. Responsible for maintaining the general condition of the property and perform basic repairs and
preventive maintenance on all building systems and equipment including, but not limited to
chillers, air conditioners, boilers, electrical and mechanical systems, refrigeration, plumbing, air
handling equipment, and pool equipment as assigned and as defined in Company procedures
and / or standards. Also perform minor repairs and adjustments to the systems as directed or
required. Complete all necessary reporting and documentation as required.
6. Completes daily inspection of the pool area; services the pool by checking and adjusting
chemical levels and cleaning filters; clean and / or hose down the pool deck and furniture as
necessary; clean the pool windows as applicable; make sure the pool is safe for guest use.
7. Performs Maintenance Cart Program duties per procedures. Completes all documentation as
required.
8. Ensures that property and equipment are maintained in a safe manner, and that all repairs are
made as specified by manufacturer.
9. Assists in meeting room set-up and breakdown, as required or assigned.
10. Keeps maintenance storage room and maintenance shop clean and organized at all times.
11. Complies with hotel's safety / security rules and instructions in performing work efficiently while
protecting self, fellow workers, and the hotel.

12. Appreciates the diversity of our team and guests and contributes to maintaining a positive work
environment at all times.
13. Performs light carpentry, light painting, and other duties as required or assigned.
GENERAL KNOWLEDGE, SKILL AND ABILITY:
Requires basic knowledge of maintenance skills. Requires ability to perform Room PMs, minor repairs,
pool / spa maintenance, and other basic preventative maintenance and repairs as well as general
maintenance on property. Performs general minor repairs to plumbing, electrical, refrigeration, kitchen
equipment, light carpentry, painting and HVAC systems. Requires ability to receive written and verbal
direction in English and speak English clearly. Requires ability to keep records of limited difficulty.
Requires ability to be available for emergency repairs. Requires willingness to learn new skills.
MENTAL AND PHYSICAL REQUIREMENTS:
EDUCATION: Requires knowledge, skill, and mental development equivalent to
completion of four years of high school. Other formal schooling /
experience beneficial and is not required.
EXPERIENCE: Previous maintenance experience not required.
ESSENTIAL FUNCTIONS: Requires ability to walk and stand during the work shift. Requires ability
to lift up to 80 pounds occasionally throughout the work week, but may lift
25 - 35 pounds intermittently during work shift.
WORKING RELATIONSHIPS:
1. Reports to General Manager or Rooms Manager.
2. Works closely with Regional Maintenance Manager, Executive Housekeeper / Rooms
Manager and Guest Service personnel.
3. Maintains and promotes a positive and cooperative work relationship with all hotel
departments.
